You get a pre-approval, run it through a mortgage calculator, get a payment you can live with, and start touring with the maximum in your head. Then the real numbers show up one at a time — the insurance quote that came back higher than the app guessed, the property-tax reset the seller's bill didn't warn you about, the HOA or the CDD, the electric bill on a house with a fifteen-year-old AC and a pool pump. And by then you're already attached.
What it costs to get wrong: A house you're stretched thin in for years. Or a contract you walk away from after paying for the inspection and the appraisal — and, if a contingency date slipped, without your deposit. Both are avoidable, and both happen every month in Palm Coast to people who did everything the app told them to.

Say that out loud: one source says up, the other says down; price reductions and seller concessions are propping up the median. Homes sit here for two months or more, and a buyer here has room to negotiate that a buyer in St. Johns County does not.
Why my local depth matters to you: A listing app will show you a price and a payment. It can't tell you that the same list price costs a different amount every month two streets apart once the water, the roof, the flood zone and the association are in it. I put the whole stack on one sheet for the address you're actually looking at. That's the number you decide on.
And the honest part: If you want to know what a street is actually like, I can be the source of the source, not the source of the information. Drive it during the day and at night, weekday and weekend. Call the Flagler County Sheriff's Office for that area and ask what's actually happening there. Then you have a real answer instead of somebody's adjective.
Tied to your fear: The thing you're worried about — a cost you didn't see coming, a form you didn't understand, being handled instead of helped — is the exact thing these people say didn't happen.
